I. Initial Setup & Tutorials:
Accessing the “Tutorials” section at the top right.
Watch the 2-minute “First Report” video to understand features and account signup.
II. Creating a Report & Data Selection
Property Selection: Entering the subject property address and utilizing the drop-down menu auto-suggestions.
MLS & Tax Data Review:
Handling existing listings, older listings, or multiple MLS records via the “More Results” option.
Automatically pulling tax records for properties that have never been listed.
Property Form Verification: Reviewing and updating imported MLS/tax data fields (e.g., beds, baths, square footage, school districts) before submitting to generate the report.
III. Dashboard Navigation & Controls
Core Navigation: Switching between pages (Comps, Dashboard, Trends, Stats, Short Report, Long Report).
Account Management: Accessing integrations, add-ons, tutorials, and profile settings via the top-right email dropdown.
Subject Property Quick Controls: Toolbar icons (Camera, Info, Edit, Repeat) located above the map to view market condition reports, update details, or rerun auto-selection algorithms.
IV. Comparable (Comp) Management
Comp Grid Controls:
View MLS/tax listing information.
Include/exclude comps from calculations by toggling the dollar sign ($) icon.
Manually edit listing details or add custom comps by address/MLS number.
Delete comps from the active report.
Adjustments Modal: Opening the plus/minus ($\pm$) controls to view, add, or edit property adjustments.
Interactive Map & Search Parameter Filters:
Using map pins to view listing details and imagery.
Adjusting parameters for proximity, similarity, and sale recency.
Column layout customization, quick searching, and downloading data via CSV.
Polygon Search Tool: Drawing a custom boundary line directly on the map to filter and rerun comps within a specific geographic pocket.
V. Advanced Market Analysis Pages
Trends Page: Analyzing quarter-over-quarter lease and sale market trends for the past year using expandable accordions for low, median, and high ranges.
Stats Page (Market Condition Visualizations):
Housing Supply on Demand: Pipeline inventory calculation to distinguish between a Buyer’s or Seller’s market.
Plot Your Price: A scatter plot charting the trend line of price per square foot against the subject property’s size.
Days on Market (DOM) Matters: Tracking the median number of days on market to gauge pricing effectiveness.
Seasonal Demand: Bar charts showing historical closed sales volume by month.
VI. Report Formats & Outputs
Short Report: A 3-page express report featuring interactive charts and clickable comp thumbnails that open photo galleries.
Long Report: A robust, multi-page format dedicated to high-resolution printing, providing an expanded information set and a separate page for each selected comp (up to 10 customizable photos).
VII. Lead Capture & Business Features
Home Page Management: Grouping and searching generated reports using custom Tags and Datasets.
Link Tracking Dashboard: Monitoring client engagement metrics including shares, email/SMS open rates, unique opens, and QR code scans.
Lead Capture & Home Value Tool: Driving customer conversions via TCPA-compliant double opt-in landing pages, QR code generation, automated CRM logging, and report launches.
Talking Points (AI Interpretation): Utilizing AI-generated scripts and comparative analysis summaries to help explain property differences and market realities to clients.
