Condos and Townhomes

CMAsnap locates properties primarily through the address.  But condos and townhomes often have unusual address.  Do you use a hashtag (#), do you not, do you include “unit” or not… you get the idea.   Unfortunately, these slight differences matter.  Tax records aren’t standardized to the MLS, but for property identification they are the ultimate source of truth. Copy the exact street address (five digit zip code ony). Paste it into CMAsnap’s new report form. If the property you’re looking for is incorrect- or if you’re searching Condos, when the first unit comes up, Click on more results Scroll through until you find the correct unit.  Click Create report.  Review the Property form for accuracy  Click Submit.

Dashboard Icons Camera Icon: Quick CMA Snapshot – SHOW/HIDE  Fannie Mae 1004 Market Condition Report for area overview. Click to SHOW, click to HIDE. Info Icon: View Listing – Opens subject property form. Edit Icon: Edit Listing Allows you to modify details of subject (your) property.  Red Arrow Icon: Start Over –  Reruns report. CAUTION: this will NOT keep any changes you have made to comp selections.  It truly starts over using CMAsnap auto-selection algorithms.    What’s the difference in using NEW REPORT vs the “Start Over” Icon? A new report is when you start from scratch with an address or an MLS number.  You will then go through the property form, click create and get a first pass report.  Use new report if want to  keep an OLD version of a report for future reference.   show multiple versions to your client or in negotiations, etc. Start over takes an existing report, and reruns it, without needing to enter the address again.   Start over allows you to run a number of different scenarios (on the COMPS page),  such as changing the map draw area or another filter and want CMAsnap to auto select comps based on those changes.       Comps Icons Bookmark Icon: Toggle Bookmarks – Select/Deselect comps in the list.  They are NOT added into your comp calculation – but they are visibly easier to keep track of when you have a long list of Comps. Green Arrows Icon: Refresh Listings – Updates with Active listings and Status Changes – Keeps YOUR comp selections. CSV Icon: Export to CSV – Download a spreadsheet Funnel Icon: Toggle Filters – this will show/hide the search filters available for you to customize. search radius (adjusts the area for search)  +/- SQFT – how close in size do you want the comps to be +/- Year Built +/- Lot Size (you can also turn this filter OFF) WHEN – show listings within a certain timeframe (1-12 months) Min/Max Price: Only show listings with a specific minimum and/or maximum price for the listing (or what ot closed for) Red Dumpster Icon: Clear Selected Comps – deselects all comps.  Does not refresh/rerun your report. 2 box Icon: Select Columns – Customize the order of the columns for easy sorting A few key points A few questions have been popping up and …. we wanted to get these answers out here quickly …..while we work on updating our user guide to better address these issues. A/B/T ft2 – Above Grade /Below Grade /Total Living Area Square Feet You can edit the property form – In the center column, 4th field from the top, locate more ∨ ,   next to Total Square Feet.  Then review or make any changes to square feet, or finished areas Above and Below grade and see their effect on Total Living Area, (A/B/T ft2).   As a reminder, grade means street level.   Square footage algorithms are based on Above Grade Living Area Lot size matters and can be expressed in Acres or SQFT. Verify units. LAND / Empty Lots Because undeveloped land comes with any number of undefinable variables, such as topography and site location, CMAsnap DOES NOT evaluate vacant lots or raw acreage. Common Area Pools Many townhomes and condos have shared community pools.  Typically, this is NOT considered a pool on property.   However, it doesn’t hurt to look at other listings in that specific complex and see how they handled it.

How do I make a custom adjustment?

You may find there is something special about your listing, or about one of your comps, that is not considered for a typical adjustment. For example, what if the property you are selling is downtown but has no off-street parking, but the comp does? CMAsnap provides a way to tailor your CMA to account for these differences. Why am I getting the wrong listing when I type in the address?
